1. Not legal advice
The information, calculations, and generated documents (including Section 13 notices) provided by Noticr are for informational purposes only. Use of Noticr does not create a solicitor–client relationship.
2. Source of compliance rules
Noticr's calculations and templates are based on primary legislation (the Housing Act 1988, as amended by the Renters' Rights Act 2025) and the draft prescribed Form 4A as of this document's last updated date. The final MHCLG-prescribed Form 4A may differ from Noticr's template. Users should compare outputs against the current prescribed form, available at gov.uk, before serving any notice.
3. Compliance responsibility
Landlords and agents are solely responsible for ensuring their actions comply with the Renters' Rights Act 2025 and all other applicable laws in England. While we strive for accuracy in our compliance engine, statutory requirements can change and local interpretations may vary.
4. No guarantee of outcome
We do not guarantee that a generated notice will be upheld by the First-tier Tribunal (Property Chamber). Tenants retain the statutory right to refer a rent increase to the Tribunal, and the Tribunal's decision is final.
5. Recommended action
We recommend that users consult a qualified legal professional or professional body (such as the NRLA or Propertymark) for authoritative advice. Users who choose not to do so are solely responsible for verifying their notices against current law.
6. User verification requirement
Every notice generated by Noticr must be verified by the user (or their chosen legal professional) against current statutory requirements before it is served. Noticr's audit trail records the inputs you provided; it does not certify legal validity of the output.
